When you take delivery of a new home, inspect it on the spot and write the problems into the handover record; for leaks and faulty water and electrical lines, ask the developer to fix them within the warranty period in the Residential Quality Warranty (《住宅质量保证书》)

In plain words

The developer must give you the Residential Quality Warranty (《住宅质量保证书》) when it hands over the home. The legal minimum warranty period for the builder is 5 years for leaks in bathrooms, roofs and exterior walls, and 2 years for water and electrical lines and interior finishing, all counted from completion acceptance. The warranty the developer gives you can't be shorter than the builder's remaining warranty. If it does not repair, or drags its feet, within the warranty period, you can hire someone to repair it, and the developer pays.
